Why Do Wooster Square FHA Appraisals Come In Low?

FHA appraisals on Wooster Square’s 1840s brick rowhouses near Frank Pepe Pizzeria Napoletana and the Wooster Square historic district have been landing $10,000 to $30,000 under list price through the 2024 to 2026 renovation cycle, largely because appraisers weight fully-restored owner-occupant sales differently than the half-renovated units still common on the district’s side streets. On a $420,000 fully-restored rowhouse, we have seen appraisals come in closer to $395,000, forcing a renegotiation or a larger cash gap.

New Haven’s coastal winter weather adds a second layer of risk. Long Island Sound nor’easters drop heavy, wet snow loads on Wooster Square’s 1840s brick and slate roofing, and appraisers routinely flag roof condition on that vintage of stock because ice-dam damage under aging slate is not always visible from a ground-level inspection. A few miles east in Fair Haven, where triple-deckers commonly date to before 1900, winter cold snaps put real pressure on original plumbing, and a pre-1970s boiler or a section of galvanized supply line will draw a repair condition from an FHA appraiser almost every time.
