DUVAL COUNTY CEILINGWhy Does Jacksonville Sit Inside the FHA Ceiling When Miami-Dade Does Not?
Duval County’s 2026 FHA ceiling is $524,225, the standard floor tier, and the Duval median home price is roughly $305,000. That gap means an FHA-eligible buyer can shop 96% of the active Jacksonville MLS inventory, including large chunks of Mandarin, Southside, Arlington, Argyle Forest, Oceanway, and even the lower end of Riverside and San Marco. Miami-Dade needs the $730,250 high-cost tier and still cannot reach Coral Gables or Coconut Grove on FHA. Jax buyers do not have that problem.
Florida’s cheapest major metro title matters because it changes who moves here. The Jacksonville metro pulled roughly 25,000 net new residents in 2023, most from higher-cost states, and a large slice of that inflow is FHA-qualified first-time or move-up buyers who used to shop Tampa, Orlando, or Atlanta and got priced out. A $400,000 Duval offer in Mandarin still lands under the $524,225 ceiling with room for closing costs, prepaids, and the four-to-six month insurance escrow reserve every Florida hurricane-zone file now carries.
The one place where Jax FHA files trip is the $600K+ new-construction pocket in East Arlington, Yulee-adjacent Nassau, or Nocatee (technically St. Johns County, $524,225 floor there too but shopping pushes over). Those buyers need to either come down on price, move to conventional, or split down payment. On the routine $250K to $475K Duval file, FHA closes at 3.5% down with $8,750 to $16,625 out of pocket plus escrow reserves, and PierPoint Mortgage LLC shops that across 100+ wholesale lenders instead of running one bank’s overlay.
