The neighborhoods where FHA actually clears are Byram, Chickahominy, and a limited run of Cos Cob condos near the marina, all clustered in the 06831 ZIP on the western edge of town.

Central Greenwich along Greenwich Avenue, the retail spine lined with boutiques and restaurants that anchors the town’s identity, sits firmly in the $1.4 million-plus range even for older colonials a few blocks off the strip. Riverside and Old Greenwich, both served by their own Metro-North stops, price waterfront and near-waterfront homes from $1.8 million into the $4 million range. Buyers hoping to use FHA anywhere near those neighborhoods are almost always disappointed once we run the actual comps.

On a $650,000 Byram condo with FHA 3.5% down, monthly PITI runs about $4,680. A $580,000 Chickahominy starter drops to roughly $4,175. Push toward the top of the ceiling on a $770,000 Cos Cob condo near the marina and PITI climbs to about $5,540, close enough to the line that a handful of these buyers end up comparing FHA against a small conventional loan instead.

Long Island Sound sits a half mile from Byram Beach and Byram Park, and Hurricane Sandy’s 2012 storm surge reached properties along that shoreline hard enough that lenders now build hurricane escrow reserves into Byram waterfront files. Salt air off the Sound also shortens roof and siding life on Byram’s older housing stock, which is why appraisers flag roof condition more often here than in inland Chickahominy. Winter is milder than backcountry Connecticut but nor’easter snow-load still stresses flat and low-slope roofs on Cos Cob’s condo buildings, and older Chickahominy cottages with pre-1970 plumbing see a real jump in burst-pipe claims during hard January cold snaps.

FHA appraisals on Byram and Chickahominy properties run into a comps problem, because most of Greenwich’s recent sales sit in the $1.5 million-plus range that appraisers must exclude when valuing a $600,000 condo. An appraiser working a Byram file has to isolate comparable sales inside a narrow price band, and if recent Byram or Chickahominy activity is thin, the appraiser sometimes reaches into Port Chester, New York, just across the state line, for supporting data, which can slow the file down.

The 2012 Hurricane Sandy storm surge and periodic nor’easter flooding along the Byram Beach shoreline mean waterfront-adjacent Byram condos often need an elevation certificate and NFIP flood insurance before closing, and older Chickahominy cottages built before 1950 draw roof-condition callouts if the appraiser sees curling shingles or granule loss consistent with decades of salt-air exposure. None of this is unique to Greenwich, but because the FHA-eligible pocket here is so small, any one of these issues can stall one of the only deals on the table that quarter.
