Can You FHA-Finance a Property Near CCSU, and What About Downtown Lofts?

Two- and three-family properties ringing CCSU’s campus are generally the easiest FHA files in New Britain, since Central Connecticut State University’s own enrollment of more than 11,000 students keeps the second and third units filled most of the year, as long as the appraiser can verify actual signed leases rather than projected student-market rents. The owner-occupancy affidavit still applies. You have to live in one unit yourself, and a straight investment purchase with no owner-occupant does not qualify for FHA regardless of how strong the CCSU rental demand looks on paper.

Downtown condo conversions near the CTfastrak terminus and the New Britain Museum of American Art are a narrower path. HUD’s FHA-approved condo lookup shows only a small handful of New Britain projects currently on the approved list, and most of the newer loft conversions above street-level retail have not gone through FHA project approval at all.
