San Francisco FHA Loans: What You Can Actually Buy With $1,209,750 Ceiling (And Why Most SF Buyers End Up in Daly City)

San Francisco FHA loans max out at the $1,209,750 county ceiling, which covers a HUD-approved condo in Mission Bay or SoMa but rejects Tenancy-in-Common units entirely and rarely reaches a single-family house north of Market Street. This page breaks down what that ceiling actually buys and where most working buyers end up closing instead.

Not sure if your San Francisco unit is FHA-eligible or a TIC trap?

TIC ownership is standard in parts of the Marina, Nob Hill, and Pacific Heights, and FHA rejects it outright no matter the price or your credit. Text us the building address before you write an offer and we will pull HUD's live approval list while you wait.

HUD CONDO APPROVAL MAP

Which San Francisco Neighborhoods Actually Have FHA-Approved Condos?

San Francisco FHA financing depends almost entirely on whether your building is on HUD's approved condo list, and fewer than 140 projects countywide carry that approval in 2026. Mission Bay and SoMa hold the deepest inventory. Most towers in Nob Hill, Russian Hill, and Pacific Heights never qualify at all.

Mission Bay carries the strongest approved stock, anchored by Radiance, Arden, and Beacon near Chase Center and Oracle Park, which is why unit prices run 10 to 15 percent above comparable SoMa square footage. SoMa and Rincon Hill add the second-deepest pool through One Rincon Hill, Infinity, and Millennium Tower, near the Salesforce Tower core and the Embarcadero. If you want FHA financing on a San Francisco condo in 2026, these two districts favor you.

The Marina tells the opposite story. Its Edwardian-era buildings near the Palace of Fine Arts were largely converted to Tenancy-in-Common ownership decades ago, splitting one title among multiple owners under a shared note instead of individual deeds. FHA rejects TIC ownership outright, so a Marina unit two blocks from the Golden Gate Bridge approach can be unbuyable even at a price that would otherwise clear the ceiling. The same pattern dominates Nob Hill's cable-car blocks and most of Pacific Heights, ruling out both neighborhoods by ownership structure, not just price.

Priced out of the $1,209,750 ceiling? Here is the honest math.

Most working buyers who cannot make FHA work inside city limits end up closing in Daly City, South San Francisco, San Bruno, or Vallejo, or they shift into a jumbo loan for a place that stays in San Francisco. We will run both paths against your real numbers before you decide.

REAL SAN FRANCISCO PITI

What Does San Francisco's $1,209,750 FHA Ceiling Actually Buy in 2026?

On a $780,000 Mission Bay one-bedroom condo with FHA 3.5% down, monthly housing cost including HOA runs about $6,710. A $900,000 Bayview-Hunters Point single-family home runs closer to $6,890, and a $980,000 Excelsior house pushes to roughly $7,510. Every one of those numbers is real math, not a marketing figure, and every one of them is a stretch for a median San Francisco household.

That is why buyers often compare a $820,000 Daly City home instead, pricing near $6,280 a month with no HOA and a full yard. Bayview sits along the T Third Muni Metro line, which shortened the commute downtown enough to hold value as prices climbed. The Excelsior, between Highway 280 and City College, remains one of the last pockets with a full single-family lot under $1 million. North and west, from the Sunset to Pacific Heights, starter homes clear $1.3 million to $1.5 million, pushing the loan into jumbo loan territory.

FOG BELT APPRAISAL RISK

Why Do Sunset and Richmond District FHA Appraisals Flag Rot, Mold, and Roof Damage?

The bungalow stock lining the blocks west of Golden Gate Park in the Sunset and Richmond sits inside San Francisco's heaviest fog belt, and that constant moisture shows up on FHA appraisals as flagged wood siding rot, roof mildew, and shorter remaining roof life than comparable homes on the east side of the city. We see repair conditions on Outer Sunset files more often than almost anywhere else in our San Francisco pipeline.

The fog is not cosmetic. Salt air off Ocean Beach accelerates corrosion on exterior fixtures, gutters, and older single-pane window frames, and appraisers routinely note it on 1930s and 1940s Sunset and Richmond stucco rowhouses. San Francisco's microclimates complicate the DTI math too, since the Mission runs 15 to 20 degrees warmer than the Outer Sunset on the same afternoon, meaning heating, not cooling, is the real utility line for west-side buyers, and we build that into the housing-expense figure differently than for a Mission Bay condo. On rare 100-degree spikes, like 2017 and 2022, older west-side homes without central air have shown up softer on appraisal value.

Along Ocean Beach, from the Outer Sunset toward Fort Funston, winter storm surge and coastal erosion have pushed some lenders to require flood insurance riders even where FEMA does not federally mandate it. It is not a blanket rule, but we flag it early for anyone targeting West Portal or the Outer Sunset lowlands.

SEISMIC RETROFIT + SOFT-STORY ORDINANCE

How Do the San Andreas and Hayward Faults Change Your San Francisco FHA Appraisal?

Pre-1978 wood-frame buildings across San Francisco, especially multi-unit soft-story structures in the Marina and outer Sunset, fall under the city's mandatory seismic retrofit ordinance, and FHA appraisers now expect proof of compliance before signing off. Skip that documentation and closing slips by weeks.

The Marina sits on reclaimed bay fill placed after the 1915 Panama-Pacific Exposition near the Palace of Fine Arts, and that fill liquefies more readily than the bedrock under Nob Hill or Telegraph Hill's Coit Tower. FHA appraisers on Marina files routinely ask for a geotechnical or foundation letter on anything built before the 1990s. The Hayward Fault runs under Oakland and Berkeley, the San Andreas runs offshore near the Presidio, and either is close enough that the city's soft-story retrofit mandate applies to wood-frame buildings with five or more units and weak ground-floor framing, common in older Sunset District condo conversions along the Muni Metro L and N lines.

Four Real San Francisco Scenarios We Ran This Quarter

Mission Bay biotech researcher, $138K, targeting a Radiance one-bedroom

Radiance is HUD-approved near Chase Center and Oracle Park, so straight FHA applies with no condo-approval delay. Text your unit number to (231) 737-9911 for a same-day HOA-to-DTI check.

UCSF Parnassus medical resident, $71K PGY-2 stipend, small Excelsior condo

FHA's 3.5% down keeps her cash liquid through the rest of residency instead of tying it up in a 20 percent down payment. Grab a 15-minute slot at our consultation page to see what your stipend qualifies for.

Bayview-Hunters Point city employee, $96K, SFR near the T Third line

Standard FHA on a $900K home works, but the appraisal needs fresh comps since T Third proximity has been repricing the corridor fast. Call before you write the offer so we can flag comp risk early.

Daly City spillover buyer, $118K, priced out of San Francisco proper

She wanted a Sunset house but the numbers only worked one county south. Over the SF ceiling is not the end of the search. Call for a side-by-side on Daly City vs. jumbo-in-SF.

UCSF + W-2 BUYER PROFILE

Why Do UCSF Medical Residents and Other San Francisco W-2 Buyers Choose FHA Over Waiting to Save 20% Down?

A UCSF resident earning $68,000 to $75,000 a year between the Parnassus and Mission Bay campuses is not going to save a 20 percent down payment on a San Francisco condo during a three-to-six-year residency, so FHA's 3.5% minimum is often the only path to owning instead of renting through training. We run more of these files than almost any other buyer profile in the city.

UCSF is one of San Francisco's largest employers, spanning the Parnassus Heights campus near Golden Gate Park and the newer Mission Bay research campus, and relocating residents routinely need to close fast without a large cash cushion. SF General Hospital adds a second cluster of similar-income W-2 buyers, and USF staff near Golden Gate Park round out a third. FHA keeps the down payment small enough to close during a defined employment window, and once income clears the ceiling's comfort zone, that is when the jumbo conversation starts.

SAN FRANCISCO FAQ

Which San Francisco FHA Questions Get Asked Most Often at PierPoint?

My realtor said my Nob Hill TIC unit can't get FHA, is that really true?

Yes, and it is not a workaround situation. FHA requires fee-simple or HUD-approved condo ownership, and Tenancy-in-Common structures split one deed among several owners under a shared note, which HUD's underwriting rules reject outright. This applies no matter your credit score or down payment size. If you are set on Nob Hill, ask us about conventional TIC-specific financing instead, since FHA is not an option there.

Can I still buy in San Francisco with FHA if my income is only $92K?

Yes, in the right neighborhood and property type. A $92K income comfortably supports a Bayview-Hunters Point or Excelsior single-family home, or a smaller Mission Bay or SoMa condo, depending on your debt load and the HOA. It will not stretch to a Pacific Heights TIC or a Sunset District house near $1.4M. Send us your income and target price and we will tell you within the hour which San Francisco neighborhoods actually fit.

Why did my Excelsior FHA appraisal come in below asking price?

The Excelsior has been repricing quickly as buyers get pushed out of pricier districts, and appraisers sometimes lag two or three months behind the actual market, especially when recent comps include a mix of cash offers and FHA-financed sales. A Reconsideration of Value with fresh closed comps from the last 60 days, not pending sales, is the fastest fix, and we have moved Excelsior appraisals $10,000 to $20,000 with a well-documented request.

Do I need a seismic retrofit report before closing on a pre-1978 Sunset District house?

Not always, but the appraiser will ask about it if the property is a wood-frame soft-story building under San Francisco's retrofit ordinance, which mostly targets multi-unit buildings rather than standalone single-family homes. A single-family Sunset District bungalow usually clears without a retrofit report. A Sunset District condo conversion inside an older multi-unit building is far more likely to need one before FHA will close.

Is Daly City actually a worse move than waiting to save more for San Francisco?

Not necessarily. A $820,000 Daly City single-family home with FHA financing runs roughly $6,280 a month today, and waiting a year to save a bigger down payment for a San Francisco property means competing against continued appreciation and rate uncertainty. For buyers who need a house with a yard rather than a condo, Daly City, South San Francisco, and San Bruno often pencil out better than waiting.
